Office Square is a premium managed workspace and business center operator in the UAE. It focuses on creating luxury, flexible office solutions in Grade-A commercial properties in iconic locations like Downtown Dubai, Marina, Aldar HQ, and Nation Towers.
By addressing the growing demand for smaller, customized offices, Office Square provides fully serviced spaces with flexible lease terms, plug-and-play features, and five-star amenities. This positions it as a preferred choice for businesses adapting to hybrid and flexible working models.
The GCC region is experiencing strong demand for premium office space, driven by strategic location, tax benefits, and pro-business policies. Grade-A occupancy rates are at 90–95% in Dubai and Abu Dhabi, while new supply is limited, creating a favorable supply-demand gap.
Office Square is managed by Asalia Project Management Company (APMC), a joint venture with ASAS Capital. The operator has over 13 years of track record, managing 160,000 sq. ft. and serving more than 8,500 clients. Current operations include Aldar HQ and Nation Towers.
Investors provide capital to the HoldCo, gaining exposure to premium business centers in prime locations. APMC contributes operational expertise, holding a 10% stake to ensure alignment.
Revenues are earned from leasing office units, co-working memberships, events, and additional business support services. Cash breakeven is reached at 50% occupancy, with stable distributions made thereafter.
Capital recovery is prioritized, followed by profit-sharing. Investors benefit from regular dividends, high-margin operations, and exit opportunities through asset sales or stake transfers, supported by the UAE’s growing demand for flexible premium workspaces.
